I was just out with a client yesterday and was telling him snow never really sticks here…and now look what happened!

"This is the worst snowstorm that DPS has ever had to deal with in Northern Arizona," said Cmdr. Dean Nyhart of DPS's Northern Bureau Highway Division in a press release late Monday afternoon.

On Monday, DPS recommended people delay travel to areas in Northern Arizona affected by the powerful Pacific storm system slamming into the state during the next 48 hours.

Prescott had several inches of snow on the ground by nightfall Monday, and the Weather Service said the brunt of the storm had not yet arrived.

While many recent winter storms have delivered only mostly rain to the Prescott area, this storm brought several inches of heavy snow by nightfall Monday.

Forecasters expected Prescott and other areas between 5,000 and 6,000 feet in elevation to get 4 to 8 inches of snow.

We recently had an issue with one of the bank owned properties in regards to square footage. The County Records indicated that the square footage was over 2,100SF and the previously listing indicated that it was over 1,800SF. In this scenario the Listing Agent was obligated to go with the square footage as recorded by the County Assessor. If this is a material fact to any Buyer it is necessary to find out the square footage during the Inspection Period. As real estate agents we are not qualified to measure the square footage of a home, however an appraiser is. The Arizona State Residential Real Estate Purchase Contract states on Line 195:

SQUARE FOOTAGE: BUYER IS AWARE THAT ANY REFERENCE TO THE SQUARE FOOTAGE OF THE PREMISES, BOTH THE REAL PROPERTY (LAND) AND IMPROVEMENTS THEREON, IS APPROXIMATE. IF SQUARE FOOTAGE IS A MATERIAL MATTER TO THE BUYER, IT MUST BE INVESTIGATED DURING THE INSPECTION PERIOD.

Proposition 101 – Real Estate Sales and Transfer Tax
A Real Estate Sales or Transfer Tax is a state or local government imposed tax that is collected when you sell or transfer ownership of your home, land or commercial real estate. While Arizona currently does not have such a tax, there is nothing to stop one from being enacted at any time. Proposition 100 will ensure that a real estate sales or transfer tax in never a burden Arizonans have to face.
